1. Understand What "All-Inclusive" Actually Means

This is the most important question to ask any beauty suite rental: what exactly is included in the monthly rate?

Some suites advertise a low base rate and then charge separately for utilities, Wi-Fi, laundry, and storage. Others bundle everything into one flat fee. Before comparing prices, make sure you're comparing apples to apples. A suite that costs $900/month but includes everything may be a far better deal than one at $700/month with $300 in add-ons.

2. Evaluate the Atmosphere — For Your Clients, Not Just Yourself

3. Lease Flexibility Is Non-Negotiable Early On

If you're new to suite rentals or in a growth phase, avoid locking into a long-term lease until you're confident in your location and clientele. Look for:

  • Month-to-month availability

  • Reasonable notice periods

  • Clear terms around customization and move-out

Flexible lease terms are a sign that a suite rental is confident in its product — they're not trying to trap you.

4. Location Relative to Your Clientele

Think about where your current and target clients live and work. Is the suite easy to find? Is there ample parking — ideally free and well-lit? Is it near other businesses that attract a similar demographic?

Highway access matters too. A suite located near major interstates makes it easy for clients coming from surrounding towns and counties.

5. The Ability to Make It Yours

Your suite should be a reflection of your brand. Look for rental spaces that allow you to customize the interior — paint, décor, shelving, signage. Personal branding support is a bonus that some suite rentals offer and others don't. It's worth asking.
